
Under government legislation, all properties new to the market are required to have an Energy Performance Certificate, or EPC, produced for their property, which is carried out by an Energy Assessor.
This is a report into how ‘energy efficient’ your property is, as part of a European agreement to reduce CO2 emissions.
An energy assessor (or EA) will typically calculate the energy efficiency of your property by looking at the following:
Type of Boiler
Loft insulation
Thermostats on radiators
Low energy lighting
Cavity wall Insulation
Double Glazing
Type of Hot water cylinder
Thermostats on hot water cylinders
Age of your property
Property construction type
Once this information is collated, as well as other information, the EA will give your property a score out of 100 for ‘energy efficiency’, and also a score out of 100 for ‘potential energy efficiency’. These scores are then placed on a graph (a bit like you would see when purchasing a washing machine) and added to your sales particulars as part of the advertising for your property.
