The risk of renting with an unlicensed agent

THE Association of Residential Letting Agents (ARLA) is the UK’s foremost professional body for letting agents with all members being experienced and working at all levels of letting agency, from business owners to office employees.

Every year tenants and landlords lose thousands of pounds and suffer distress through dealing with agents who are inexperienced and do not have protective measures in place to guarantee your money.

But all those fears can disappear when you instruct Starkey&Brown to look after your investment. Our Lettings Manager Duncan Chambers is not only a member of ARLA, he’s the representative for Lincolnshire, a role that he took on in June 2015.

ARLA is the only professional body that is solely concerned with the self-regulation of letting agents.

For over 25 years ARLA has been actively promoting the highest standards across every aspect of residential lettings and management in the private rented sector.

ARLA members are seen as being at the forefront of the Private Rented Sector, ready, willing and able to comply with exiting and anticipated government legislation.

By using a licenced ARLA agent you are better protected as they are qualified and required to keep up to date with the latest developments in the market and with the changing legislation affecting letting and property management.

Without this knowledge and expertise from your letting agent, whether you’re a tenant or landlord, you may be badly advised or even misled – and you could suffer financial loss as a result.

Using an ARLA agent means money is protected by a Client Money Protection Scheme and the agent will have Professional Indemnity Insurance in place for protection.

A licenced agent also abides by a Code of Practice as well as Rules of Conduct. This means you can be assured that the service you receive is to the highest standard and your enquiry will be dealt with professionally and fairly.

You wouldn’t book a holiday through an agent who wasn’t ABTA registered, so why would you hand one of your investments over to an agent who isn’t ARLA licenced?
